Terms
Brinefolio is a research workspace for Florida rental, sale, and auction inventory. A subscription lets you search the loaded dataset, save notes, and generate letters. You are responsible for how you contact anyone. We can suspend a workspace that uses the product to harass, to discriminate, or to market property you do not own. Auction scores are estimates. Verify every sale with the clerk or the agency that published it, and talk to a Florida real estate attorney before bidding. Not legal or financial advice.
Privacy
We store your account, plan, saved listings, notes, tasks, and the letters you log. Listing rows come from the connected adapters and are not sold as a consumer marketing list. Product email, when a mail provider is connected, includes an unsubscribe. We do not send text messages or use an autodialer.
Scores
Motivation and opportunity scores are estimates built from days on market, price changes, public-record flags, and listing remarks. They are not appraisals, not loan advice, and not a prediction that an owner will accept an offer.
Fair Housing
Filters and scores do not use race, color, religion, sex, disability, familial status, or national origin. The neighborhood panel shows only listing counts, prices, days on market, and flood-zone labels from the loaded file.
Florida licensing
Chapter 475, Florida Statutes, regulates real estate brokerage. Marketing a property you do not own, including some wholesale or equitable-interest advertising, can require a license. This product does not give you one. If no license number is on your account, letters say you are acting as a principal. Confirm the current statute before you mail an owner.
Data
Each row shows its source. The sample set is fictionalized public-record style data. A live county roll, Florida Department of Revenue file, clerk extract, Redfin Data Center download, HUD rent file, FEMA layer, or RESO feed may replace the mock adapter only on that source’s terms. Photos must come from a feed you are allowed to store, or from a picture you took. We do not hotlink listing-portal images.
